ACCOMMODATION POLICY

WHAT YOU NEED TO KNOW FOR YOUR RESERVATION WITH US

INTRODUCTION

To ensure a pleasant stay and avoid any misunderstandings please read Kanela Studios Accommodation Policy.

This is the standard accommodation policy which applies to direct (email, contact form, phone, verbal) reservations to Kanela Studios. Any reservation made via WebHotelier, booking.com, or any other Agent, shall be further subjected to the accommodation policy agreed between the two parties. In the last case, the accommodation policy of the Agent supersedes any conflicted term to the current.

By confirming a reservation, the Guest fully and unconditionally accepts the terms of this Accommodation Policy:

INTERPRETATION

The following expressions shall have the following meanings unless the content otherwise requires:

  • “Host”: shall include property owner, joint owners, the host, or any other person assigned by the owner for letting the property.
  • “We”, “Our”, “Us”: alternative to “Kanela Studios”.
  • “Accommodation”, “Property”, “Rental”, “Kanela Studios”: refer to Kanela Studios.
  • “You”, “Guest”, “Guests”: signifies the person or persons renting the Accommodation.
  • “Agent”: Travel Agency, Tour Operator, or any other type of, online or not, business or individuals who perform Reservations on behalf of Guests at the Accommodation.
  • “Website”: Official website of Kanela Studios, that is com.
  • “Accommodation Policy”, “Rental Agreement”, “Property Policies”: This document.

RESERVATION CONFIRMATION

To confirm a direct reservation, an advance payment of 20% of the total reservation amount is required via bank deposit or credit card unless otherwise agreed. Guests may use one of the following ways to make the payment:

  • Via Bank Deposit
  • Via Credit Card: We currently accept VISA/MasterCard credit cards.

Important Notes

  • Guest should always provide their full name upon reservation deposits.
  • Guest should always inform Kanela Studios via e-mail of any deposit as soon as possible.
  • The reservation is confirmed only as and when a deposit e-mail confirmation with reservation voucher attached is received by the Guest.
  • The outstanding balance should be paid no later than upon arrival.
  • Confirmed reservations are not be affected by any price change.

Disclaimer: Kanela Studios accepts no liability for erroneous reservations or deposits.

OUTSTANDING BALANCE

Settling of the accommodation outstanding balance (the amount remaining after the advance payment of the reservation deposit) by the Guest must be made upon their arrival.

Unless otherwise agreed, currently accepted balance payment method is cash only.

Guests agree that liability for all bills, including unsigned bills is not waived.

CHECKING IN & OUT

We take great care in preparing the Accommodation for our guests. Therefore, we would be grateful if you could inform us on your scheduled time of arrival and by also providing a contact mobile phone number.

Check-in time: No earlier than 3:00 P.M. (local time)

Check-out time: No later than 11:00 A.M. (local time)

On the day of arrival, the Guest may enter the Accommodation after the designated check-in time and at the day of the departure, the Guest is kindly requested to vacate the Accommodation no later than the designated check-out time so that the room may be cleaned and prepared for the next guests.

An earlier check in or/and later check out may be possible if the Room is available, always after the consent of the Host. Extra charges may apply.

EARLY ARRIVALS & LATE DEPARTURES

Extra charges apply for early arrival or late departure. Use of the room after the designated check-out time will be charged at 100% the daily rate.

Guests arriving after the confirmed reservation check-in date or departing prior to confirmed reservation check-out date are charged according to the initial, confirmed reservation dates, not the dates stayed due to late arrival/early departure.

If your flight or cruise is late departing, you can (after checking out) leave your luggage in a safe place in Kanela Studios free of charge.

Early check-in and late check-out are subject to availability.

CANCELLATIONS

Deposits are non-refundable.

Any cancellation made upon the confirmed arrival date or no show, results in 100% of the deposit amount.

In case of cancellation upon the confirmed arrival date, no-show, late arrival, or early departure the full reservation amount is charged.

In case the Guest decides to depart earlier than agreed, payment must be arranged for the whole period reserved.

In the unlikely event of Kanela Studios having to cancel a confirmed reservation due to unforeseen reasons such as due to property damage, acts of God, or other forms of forced property unavailability (force majeure), the Host reserves the right to either cancel any reservation and/or to move/change Guests to another accommodation of an equal or better standard (if available) in the area.

In case of cancellation due to the above, the Host will either refund the Guest or provide them with a voucher of equal to their paid reservation amount for use in another, near future reservation in Kanela Studios.

However, the Host cannot be held liable for consequential damages of such a cancellation (charges for travel arrangements, extra charges, etc.) and no such claim(s) will be honored.

OPERATION PERIOD – MINIMUM STAY

Accommodation is open from early May to mid-October.

Unless otherwise agreed, minimum stay is three (3) nights. During high season (1st of July to 15th of September) minimum stay is five (5) nights.

CHILDREN

Children are welcome.

Children count towards maximum room capacity. Normal accommodation fees applied to all children.

NUMBER OF GUESTS & FACILITIES USE

  • Only registered guests are permitted in the Accommodation. Any property appliances and facilities are for the use of Guests only. No more than the number of persons agreed upon reservation may stay at or use the Accommodation facilities.
  • Should more persons than those stated or persons other than the registered Accommodation Guests are found at any time in the Accommodation without the explicit consent of the Host, it is up to the Host discretion to ask the Guest to pay additional fees or to terminate the reservation and vacate the Accommodation without any refund.

PETS

  • Pets are not allowed.
  • Guests bringing pets without prior consent and approval of the Host is not allowed. The Host has the right to cancel the rental agreement without any refund or apply extra charges if a pet is found on the premises without prior consent.

SAFETY AND INSURANCE ISSUES

  • The Guest are responsible for (and recommended to procure) their own insurance coverage against theft, personal accidents, trip cancellation etc.
  • Guests are expected to use common sense and caution not to jeopardize the integrity of the Property and structures or expose them to fire, explosives, flammable or pressurized liquids (e.g. scuba tanks, oxygen bottles, liquefied gas bottles, etc.). In case of such damage, Guests will be held legally liable for such damages and charges shall be pressed according to the Greek Law.
  • We strongly advise you to have a medical plan that will cover any medical expenses in Greece. In case of sickness or injury, we will do our best to have professional medical assistance for the patient the soonest possible. If you or a member of your family has any serious chronic condition, including severe allergies, you are obliged to inform us in advance. Bring ample supplies of the medications you normally need or take as it may be difficult to find on location. If you are allergic to bees or wasps common in Greece during the summer, please inform us and bring antidotes.
  • Kanela Studios assumes no responsibility for accidents, injury, death, or loss, including consequential damages from the rental and use of its properties. By confirming a reservation, you agree by accepting this Policy to waive any future claim fully legally against the Host in case such an event occurs.
  • The Host cherishes our Guest safety and will do what is logical and humanly possible to safeguard it and to warn and protect the Guest of possible dangers.
  • In no case though will the Host assume any responsibility for accidents, Acts of God or any other incidents that may result loss, sickness, injury, death or any other personal or material damage of one or more of the Guests during their stay at the Accommodation.
  • Although our staff is highly reliable and the area is quite safe, valuables shall be left at the Accommodation at Guest’s own risk.
  • Kanela Studios cannot be held responsible for any potential loss or damage of personal items. If provided, burglar alarm should be activated, and safes used. You should make sure to have all doors and windows closed and locked when leaving the accommodation.
  • In the event of any theft or damage occurring through Guest’s negligence, the Host reserves the right to ask compensation from the Guest. In case you vacate the property owing to a burglary, no refund shall be given.

COMPLAINTS

  • Each accommodation unit is maintained to the highest standards. Should you experience any difficulties during your stay, we will do our utmost to assist and solve the problem as soon as possible.
  • If, however, you feel the need of reporting the issue, please notify us at the desk.

DISPUTES

  • Any disputes that cannot be resolved in agreement with the Host will be resolved through police intervention or in legal proceedings.
  • In the event of any dispute, the parties agree that any such disputes shall be settled by Greek Law.

POLICY AMENDMENTS – NOTIFICATION OF CHANGES

  • Kanela Studios reserves the right to change or update this Accommodation Policy at any time without further notice. All Accommodation Policy changes will take effect immediately upon their posting on the Website. Please check the Website periodically for any changes.
  • We may also notify you of changes to our Accommodation Policy by email. Please ensure that you have added info@kanelastudios.com to your email client safe list to assure that you receive any Accommodation Policy updates.
  • Your continued use of the Website and/or acceptance of our e-mail communications following the posting of changes to this Accommodation Policy will constitute your acceptance of any and all changes.

ADDITIONAL INFORMATION

  • Should you require any more information or have any questions regarding our Accommodation Policy, please feel free to contact us by email at info@kanelastudios.com.
  • Violation of property policies by the Guest may result the immediate cancellation of the rental agreement, refusal of accommodation and forceful vacation of the Guest from the Property. The Guest will be required to pay the total amount for the stay of the whole reserved period, regardless of a shorter stay.
  • The Host reserves the right to end immediately the rental agreement and choose to reimburse or not in case they receive complaints by third parties or in case they have evidence for the impeachment of Greek Law by the Guest.
  • By accepting this Accommodation Policy, the Guest hereby affirms that they have legally entered Greece and have the legal documents to prove it upon request of the Authorities. In the opposite case, the rental agreement is cancelled immediately, and payment is forfeited in full.
  • The Accommodation Policy follows the custom and practice of the tourism industry.
  • Kanela Studios reserves the right to alter, change or modify services, rates & policies without prior notification.

FLEXIBLE RESERVATION POLICIES DUE TO COVID-19

Taking into consideration your need for flexible reservation policies as well as the safety of our guests during this period, we are applying the following policies for all new reservations confirmed from May 1st, 2020 and on until further notice:

In case your stay is not possible due to Covid-19 restrictions (cancellation of flights, borders closure etc.), the deposit for your reservation can function as a deposit for another stay with us during season 2020 or even 2021 without further advance payments, provided that there is availability for the new dates. You just pay the balance when you come, plus any difference depending on the rate of the seasonal period you stay.

Furthermore, we guarantee the same stay rates for season 2021 for these reservations (again depending on the room rate of the seasonal period of your stay).

To be even more flexible, this deposit can be transferable for a stay of someone else (e.g. a friend or relative) if you can’t make it even then.

This policy only applies to new, direct reservations with Kanela Studios (via e-mail). For reservations made via 3rd parties (e.g. WebHotelier, booking.com, Expedia etc.) please consult us or the online agency of your reservation.

ACCEPTANCE OF HEALTH SAFETY MEASURES DUE TO COVID-19 – LIABILITY DISCLAIMER

Due to Covid-19 pandemic, certain measures have been taken by the Accommodation to protect the health of guests and employees. These measures can be found in: PRECAUTIONARY MEASURES ACTION PLAN FOR COVID-19 document, which we urge all our guests to read carefully. Any rules, terms, and conditions on that document conflicting with the Accommodation Policy, supersede the current.

Furthermore, a management plan for handling suspected cases of Covid-19 has been implemented. This plan can be found in: SUSPECTED CASE MANAGEMENT PLAN FOR COVID-19 document.

By making a reservation, the Guest acknowledge and agree, that Kanela Studios reserves the right to refuse accommodation, cancel or modify existing reservations in its sole discretion for any reason, including if the Guest (or any of their co-guests) is displaying symptoms of COVID-19 coronavirus or in the Accommodation’s determination, creates risks to other guests and employees of the Accommodation.

The Guest also understands that the Accommodation does not accept any liability or responsibility for any costs, claims, liabilities or expenses howsoever incurred or suffered by the Guest and their co-guests in relation to or associated with their travelling to and/or from the Accommodation, such as flights, land transportation, work arrangements etc.

The Guest is also fully aware and fully accepts as sufficient all the measures taken by the Accommodation in accordance to the relevant health protocols, they accept them unreservedly and they are committed to respect them.

The Guest fully recognizes and accepts the risks that may arise for their health and the health of their co-guests and family members not as responsibility of the Accommodation, but as a result of the general conditions prevailing worldwide due to the Covid-19 pandemic.

The Guest waives any claim against the Accommodation in case they, any co-guest(s) or member(s) of their family get(s) sick or die from Covid-19, related to or other diseases and health conditions.

By making a reservation, the Guest totally and unconditionally accepts all the above terms & conditions.
